Terms of Sale

The successful bidder will be required to pay a non-refundable deposit BY BANK TREASURER'S CHECK in the amount of $25,000.00 at the auction and an additional non-refundable deposit in the form of a bank treasurer's check in the amount required to bring the total deposit to 10% of the sale price due on or before 1:00 P.M. on November 1, 2024. Buyer will also be required to pay a buyer's premium in the amount of 3.5% of the sale price to cover auction & legal fees, the pro form a real estate tax for the remainder of fiscal year 2025, and a deed recording fee in the amount of $155.00. The balance of the purchase price and all fees must be paid on or before November 25, 2024. The property is being sold "As-ls". Additional terms and conditions will be announced at the auction.

Auction held in the War Memorial Auditorium on the 2nd Floor of the War Memorial Wing of City Hall.  PLEASE FOLLOW THE SIGNS TO THE ELEVATOR.

• Vacant lot is located in a Multi-Residence 1 (MRl) zoning district.
• The lot was previously improved upon with a nonconforming detached two-family building, with an attached garage.  This property was removed by the City of Newton, but there remains part of the original foundation.
